That suits the buyer I see most often here: a second-home owner who wants the property to look after itself for nine months of the year and be ready the week they arrive.
Rental Rules Are Set by the Building
Short-term rental eligibility here is decided complex by complex, not by area. County zoning sets what is permitted and the association rules sit on top of it, so one building may allow nightly rental while the one next door does not. Neither fact is reliably visible in a listing.
If rental income matters to your numbers, I confirm the zoning, the association rules, and any existing permit before we write, and I want to see real performance history rather than a projection.
Fees, Reserves, and Financing
Find out what the association fee covers, since on this coast it frequently includes water, sewer, common insurance, and exterior maintenance. Then read the reserve study and recent minutes. A thin reserve on an older oceanfront building is a special assessment waiting to be scheduled, and it belongs in your carrying-cost math now rather than later.
Warrantability is the one that derails purchases. Many West Hawaii resort condos are non-warrantable because of vacation rental activity, owner-occupancy ratios, or association financials, and a mainland lender often does not catch it until underwriting is weeks along. Use a local lender who already knows the building.
