Ownership here is a real estate purchase and a club membership together.

More than at any comparable community in the state, and it is the primary reason buyers choose Hualalai over its neighbors. The hotel means restaurants, spa, concierge, housekeeping, and staffing available to owners year-round, so a home that sits empty for months is genuinely maintained, and a home you arrive at is genuinely ready. It also means activity. There are guests on property, cars on the road, and a working resort operating alongside your residence. Buyers who want service and energy love it. Buyers who want absolute quiet often prefer Kukio next door.

Purchasing real estate at Hualalai is tied to membership in the Hualalai Club, which carries its own initiation contribution and annual dues entirely separate from the price of the home. Those amounts are substantial and are disclosed through the club rather than published. Membership categories, what transfers on resale, and the obligations that continue after you sell all bear on your long-term position. Request the current membership documents and dues schedule early in your search and read them alongside the purchase contract, not after it. I will walk through them with you line by line, since this is where the long-term cost of ownership actually lives.

Plan for club initiation and annual dues, community association assessments, property taxes at the applicable county classification, insurance, and maintenance that runs higher than most owners anticipate because of the salt air and the standard the community holds. Most owners here are on the island part of the year and manage property, landscaping, and housekeeping contracts. Condominium and villa ownership adds a maintenance fee that may include a rental program component. Some of it, and the answer depends entirely on what you buy. Certain condominium and villa products at Hualalai participate in a resort rental program administered on-property, which is a meaningfully different proposition from an owner listing a home independently. Custom estates and most single-family residences are subject to restrictions that limit or prohibit short-term rentals. If income matters to your decision, that determines which inventory you should be looking at from the first showing, and I will confirm the rules in writing for any specific property before you get attached to it.
