Moving to the Big Island of Hawai‘i
By Penn Henderson, R(S)
A move across the Pacific is a different kind of decision.
Shipping, quarantine, climate zones, and figuring out where on a 4,000-square-mile island you actually want to live. I did this myself in 2001, and I have walked many clients through it since.
The Logistics, in Order
Getting Here
I did the move myself
I relocated to the Big Island from Colorado in 2001. I researched and bought a home remotely, coordinated a container, worked through the pet quarantine process with two dogs, and shipped a car. It was a large leap, and it remains one of the better decisions I have made.
That is also why I do not treat relocation as a side conversation to a home search. Where you land, what you ship, when you start the paperwork, and whether you rent first all shape how the first year goes. I would rather talk that through with you early than have it come up in escrow.
How to Bring Pets to Hawai‘i
Hawaii is rabies-free, and the import rules exist to keep it that way. The five-day-or-less program lets most pets clear on arrival, but it requires vaccinations, a microchip, a blood test, and paperwork submitted on a specific schedule months ahead. Start early. I moved here with two large dogs. The process is easier now, but it is still unforgiving about dates.
What Life Actually Costs and Looks Like
Living Here
Cost of Living
Groceries, fuel, and electricity all cost more here, and there is no way around that. What offsets it varies by household. Hawaii property tax rates are among the lowest in the country; there is no state tax on Social Security benefits, and spending shifts once heating bills and cold-weather everything drop off the budget entirely.
Healthcare
West Hawaii has hospitals in Kailua-Kona and Waimea, with the larger facility in Hilo on the other side of the island. Specialist care sometimes means a flight to Oahu, which is routine here and worth understanding in advance if you manage an ongoing condition. Primary care is straightforward once you are established.
Schools
The island has public, charter, and private options, and the differences between individual schools matter more here than any state-level ranking suggests. Waimea and Kailua-Kona have the deepest choices. My wife teaches 3rd grade in Kona, so this is a subject we know firsthand.
Driver’s License
You have 30 days after establishing residency to obtain a Hawaii license, and vehicles require registration and a safety inspection. None of it is difficult. All of it takes longer than you expect, so make appointments early rather than assuming you can walk in and be done.

Where Most People Land
Every step, every cost, and every Hawaii-specific detail is covered in my buyer’s guide.
Buying From the Mainland
I MANAGE THE DETAILS, SO YOU CAN FOCUS ON the decision.
You do not need to be in Hawaii to buy a home in Hawaii. Most of my buyers run the entire purchase from the mainland. I preview every property in person and attend every inspection; documents are signed electronically or by mobile notary at your location, and your funds are wired directly to escrow.
Video Tours
Narrated tours of every property we take seriously, showing what listing photos leave out.
Remote Signing
Electronic signature where permitted, mobile notary where original documents are required.
Live Showings
FaceTime tours you direct in real time, with your questions answered as we walk the property.
Client Dashboard
Compass One gives you real-time visibility into your timeline, documents, and full team from anywhere.
Inspections
I walk every inspection personally and coordinate timely communication with the inspector.
One Contact
I keep it simple with a single point of communication. You call me. Not an assistant, not a coordinator.
Success Stories
We visited the Big Island from Atlanta to scope out homeownership and searched online since we did not know any realtors. Penn was the most responsive and accommodating during our short visit. For over a year, we viewed homes online. Fifteen months later, we were ready to purchase. Penn knew exactly what we were looking for, and boy did he deliver. In this competitive market, he closed the deal in record time. Even after we closed, Penn made sure everything was fine.
