The Beach Club is a beautiful & private white-sand beach area with a restaurant and other facilities, including parking, which is available only to Advantage Club members. Snorkel Gear and Stand-Up Paddleboards (SUP) are available for rent from the nearby beach shack. Snorkel Tours and lessons are available as well.

Traditionally known as Kalahuipuaa, and the ancestral home of Hawaiian royalty. It is the only place in Hawaii where you can see all five volcanoes: Mauna Kea, Mauna Loa, Kohala, Haleakala, and Hualalai. The resort was designed around the land rather than over it, with historic fishponds, prehistoric petroglyphs, and miles of walking paths routed to open onto the places worth seeing. Two hotels anchor it, the Mauna Lani Auberge and the Fairmont Orchid. Owners have access to two championship courses, a private beach club, a ten-court tennis club, the spa and fitness center with a 25-meter lap pool, and the Shops at Mauna Lani.

Space and tone. Waikoloa Beach is the liveliest of the three and the most affordable, built around a hundred-plus shops and restaurants and a busy public bay. Mauna Kea is the original and the most exclusive, with the two best beaches on the island and pricing to match. Mauna Lani sits between them in price and apart from both in character: quieter than Waikoloa, less formal than Mauna Kea, and far more spread out than either, which is why owners here talk about the walking paths and the open space more than the amenities. Tour all three in one day and the difference is immediate.

The 2025 medians were $6,075,000 for houses and $1,672,000 for condominiums. Condominiums here generally start around $600,000, though most are closer to $1,000,000 or more. Houses begin near $3,000,000, with the bulk of the market running $5,000,000 to $20,000,000. That is a wide band, and where a property falls within it depends heavily on which development it sits in and what it looks like. Those are 2025 figures, and the market moves, so reach out to see what is actually trading at your price point now.

More choice here than anywhere else on the coast, and they are not interchangeable. The list includes 49 Black Sand Beach, Pauoa Beach, Mauna Lani Point, Mauna Lani Point Estates, Villages at Mauna Lani, Fairways at Mauna Lani, Kulalani, Ka Milo, and Palm Villas. They differ in age, density, proximity to the ocean, rental eligibility, association health, and how well they have held their value. That last one is not obvious from a listing, and it is where most of the money is made or lost. Tell me your budget and how you plan to use the property, and I will narrow it down to two or three that are worth your time.

Unusually varied, which is the part people do not expect. Mauna Lani has black-sand beaches, white-sand beaches, and peppered black-and-white beaches, some secluded and tucked away, others with full-service cabanas. The hardest decision here is not whether to go to the beach but which one. What you will not find is a crowded one, since access is largely tied to the resort. For a coastline built on ancient lava flows, this concentration of usable shoreline on a single property is genuinely rare.

Depends on the development, and the variation here is significant. Several projects have operated vacation rentals for years under established management, while others restrict or prohibit short-term use in their governing documents, regardless of zoning. Some require the on-site program rather than an outside manager. Single-family homes are generally more restricted than condominiums. Before you write, I confirm the association rules, the minimum stay provisions, the management requirement, and the actual historical performance for that specific project, because the differences between two buildings a quarter mile apart can be substantial.

Reserves first. This coast is dry, bright, and salty, and buildings age faster than owners expect, so a project that has underfunded its reserve study will reach you eventually through a special assessment. Read the reserve study, the last two or three years of minutes, and the current budget before you look at anything else. Then check what the fee actually covers, since it varies widely across these developments. I have watched associations here handle this well and handle it badly, and the difference shows up in resale.

I served as Director of Marketing for Mauna Lani Resort for several years before real estate, which means I know how this place operates from the inside: how the associations function, which developments have kept up their reserves, how the rental programs actually perform against what they advertise, and the history of the property itself.
