What This Search Includes

This pulls live listings from Hawaii Information Service, the island’s MLS, so what you see here is what is actually on the market rather than a portal’s cached version of it. You can filter by area, price, property type and beds, and save a search so new listings reach you as they come on.

It covers the whole island, not just the west side. If you are comparing Hilo against Kona, or a condo against land, you can run those side by side here rather than across three different websites.

How to Search Well Here

Search by area before you search by price. On this island the same number buys entirely different lives depending on whether you are in Hilo, Waimea or on the Kohala Coast. Narrowing by budget first tends to produce a list that makes no sense.

Then widen your filters further than feels comfortable. Listing agents here describe properties inconsistently, and a strict filter will hide things you would have wanted to see. I would rather you look at twenty and rule out fifteen.

What a Search Cannot Tell You

A search shows you what is listed. It does not show you which listings have been sitting because of a problem, which sellers are actually motivated, what a property is like at four in the afternoon, or what is coming to market that has not been entered yet.
