Common Questions About Kohala Coast Real Estate

The stretch of leeward coastline about thirty minutes north of the Kona airport, built across ancient lava flows and organized around three resort communities: Waikoloa Beach Resort, Mauna Lani Resort, and Mauna Kea Resort. Six world-class hotels and golf courses sit within them. Just beyond the resorts are Puako and Kohala Ranch, which operate on entirely different terms. It is known locally as the Gold Coast, partly for the real estate and partly because it is the sunniest place on the island, with roughly nine inches of rain a year.

Meaningfully, and the choice is usually about atmosphere rather than amenity, since all three deliver. Waikoloa Beach Resort is the most active and accessible, centered on Anaehoomalu Bay with over a hundred shops and restaurants and the lowest entry point of the three. Mauna Lani is the most spread out and the most oriented toward its landscape, with historic fishponds, petroglyphs, and two hotels. Mauna Kea is the original, opened by Laurance Rockefeller in 1965, with two of the world’s best beaches and a sloping topography that gives most homes ocean and sunset views. Tour all three in a day.

Wide, and worth knowing before you narrow. The 2025 Kohala Coast medians ran $4,900,000 for houses and $1,625,000 for condominiums, but the spread by resort is what matters. Waikoloa Resort came in at $1,242,500 overall, with condominiums starting near $800,000. Mauna Lani ran $6,075,000 for houses and $1,672,000 for condominiums. Mauna Kea ran $6,200,000 for houses and $4,917,500 for condominiums and villas. Puako’s median was $1,800,000. Those are 2025 figures, and they move, so reach out for what is actually trading at your number now.

Both happen, and being honest about which you are doing changes what you should buy. The resorts are designed around visitors and part-time owners, and a meaningful share of the inventory sits empty much of the year or operates in rental programs. Full-time residents do live here and love it, though most run errands in Waimea or Kailua-Kona since the resorts have limited practical retail. Buyers who want a neighborhood with a school and a hardware store usually end up in Waimea or Waikoloa Village. Buyers who want to be steps from the water with the resort handling everything stay on the coast.

Often yes, and this coast has the most established vacation rental infrastructure on the island. Several condominium projects across the three resorts have operated rentals for decades with on-site or resort-affiliated management, which is a different proposition than listing independently. What varies is which projects permit it, whether management must be the on-site program, what the split looks like, and what restrictions the association applies. Single-family homes are more limited. I confirm the rules, the actual historical performance, and the full cost stack before you write, since gross rate tells you very little.

They are worth a serious look, and buyers frequently miss them. Puako is just over 150 properties along a three-mile road between Mauna Lani and Mauna Kea, oceanfront on one side and not on the other, and free of the covenants and restrictions that govern the resorts. That freedom is the entire appeal, and it is increasingly rare in Hawaii. Kohala Ranch offers large acreage with ocean views and horse property up the slope. Neither offers resort amenities, and both offer something the resorts cannot.

The best on the island, and the reason this coast commands what it does. Hapuna and Mauna Kea Beach are consistently ranked among the finest anywhere. Anaehoomalu Bay features soft sand and calm water, ideal for snorkeling, paddling, and kiteboarding, and it hosts the LavaMan Triathlon each spring, a permanent fixture on my family’s calendar. Mauna Lani has black sand, white sand, and peppered beaches, some with full cabana service and some tucked away entirely. Beach access here is a genuine differentiator from the rest of West Hawaii.

It is dry, hot, and bright, which is the appeal and also the maintenance reality. Nine inches of rain a year means landscaping is irrigated and water is a real line item. Salt air and intense sun age exteriors, finishes, and mechanical systems faster than most owners anticipate, so deferred maintenance shows up quickly on a property that sits empty. Association fees on this coast reflect that. When I evaluate a property here, I look hard at exterior condition, the reserve study, and what the association has actually been funding.

I served as Director of Marketing for Mauna Lani Resort for several years before real estate, which means I know how these resorts operate, how associations here function, how rental programs actually perform, and which projects have maintained their reserves. That is different from having sold a few units.
