Where the Luxury Homes Are
Most Big Island luxury homes are located along the North Kona and Kohala Coasts, concentrated in the private communities of Hualalai, Kukio, Kohanaiki, Hokuliʻa, Mauna Lani, and Mauna Kea. Above 3.2 million, that is where the inventory is. Waimea and Holualoa hold a smaller share, usually acreage rather than resort property.
Each of those communities is a different proposition. Some are club first, with a membership that carries real cost and real access. Others are quieter and more residential, and a few are neither. That difference matters more than square footage does, and it is the part buyers most often get wrong from the mainland.
What Ownership Costs Beyond the Purchase Price
Luxury ownership here usually includes a club membership, association dues, and, in resort communities, a share of amenity costs. These vary widely by community and membership tier, and the spread is so wide that generalizing is useless. I go through the actual figures for a specific property rather than quoting a range.
Short-term rental rules differ by community and by county zoning, and they are not uniform along this coast. If rental income is part of your plan, that gets checked against the specific association documents and the zoning before anything else in the analysis.
Comparing Luxury Homes Across the Private Communities

Luxury homes above 3.2M on this island are mostly located in a handful of private and resort communities, each with its own feel. Hualalai centers on the Four Seasons and its golf; Kukio and Kohanaiki are quieter private clubs; Hokulia offers roughly one-acre lots with no hotels; and Mauna Lani and Mauna Kea pair homes with long-established resorts.
I compare luxury homes on position, view, age of the build, and the value of club access because those factors drive value far more than square footage does in this market.
For buyers who cannot visit often, I tour homes on video with the same eye I would use in person, including the neighboring homes, the drive in, and the view from the main living areas at sunset.
How I Work With Mainland Buyers
Most of my luxury buyers live on the mainland and see a property once or twice before deciding. That changes the job. I walk through houses on video, I tell you what the listing photos don’t show, and I say it plainly when something isn’t what it looks like online.
