Common Questions About Mauna Kea Resort Real Estate

The resort that started it all on this coast. Laurence Rockefeller opened the Mauna Kea Beach Hotel in 1965 on what was then an empty lava field, and the entire Kohala Coast followed from that decision. Today the resort is built around that hotel and the Westin Hapuna Beach Resort, with two championship 18-hole courses, an oceanfront 11-court tennis club, two fitness centers, the Mauna Kea Spa, and a collection of more than 1,600 museum-quality pieces of Asian and Oceanic art displayed throughout the property. It remains the most established address on the coast.

Because it is the reason Mauna Kea properties look the way they do. The land rises steadily from the shoreline rather than sitting flat, so homes stack up the slope, and most owners get real ocean views, sunset views, and, on clear days, a view across the channel to Maui. That is not true at every resort on this coast, where flatter terrain means the front row takes the view and everyone behind it does not. Here, elevation works in your favor, and it is worth understanding where a specific property sits on that slope before you evaluate anything else about it.

This is the number that surprises buyers. The 2025 median for condominiums and villas at Mauna Kea was $4,917,500, against $1,672,000 at Mauna Lani and roughly $1,242,500 across Waikoloa Resort. The reason is that Mauna Kea’s attached inventory is not really a condominium product in the way the other resorts use the term. These are large, high-end villas in limited-supply developments, positioned on that slope with the views to match. Houses ran $6,200,000. If you are shopping a $1,000,000 condominium on this coast, your search belongs at Waikoloa Beach or Mauna Lani, and I will say so.

Several, and they vary considerably in position, age, and character: The Bluffs at Mauna Kea, The Villas at Mauna Kea, Kumulani at The Uplands, The High Bluffs, Apaapaa at the Uplands, Fairways at Mauna Kea South, Fairways at Mauna Kea North, Moani Heights at The Uplands, Waiulaula at Mauna Kea, and Kaunaoa. Elevation, view corridor, proximity to the beaches, and association health differ meaningfully across them, and none of that is apparent from a listing. Tell me your budget and how you intend to use the property, and I will narrow it down to the two or three that are actually worth seeing.

Mauna Kea Beach and Hapuna Beach are two of the best in the world, and that is not marketing language. Hapuna is a broad half-mile of white sand and consistently appears on national rankings of the finest beaches in the country. Mauna Kea Beach, the crescent in front of the hotel, is protected, calm, and one of the most photographed stretches in Hawaii. Having both within one resort is the single most defensible reason this property commands what it does, and it is the thing owners here talk about years after they buy.

The two closest comparisons on this coast, and buyers weigh them constantly. Mauna Kea is older, more formal, more established, and built on a slope that gives most properties a view. Mauna Lani is more spread out, more oriented toward open space and walking paths, with more development choices and a lower entry point on the condominium side. House medians were within about $125,000 of each other in 2025, so at the estate level, the decision is about character rather than price. On the attached side, the markets are entirely different. Walk both before you commit to either.

Some inventory participates, and the rules vary by development. Several projects here permit vacation rentals with established management, while others restrict it through their governing documents, and single-family homes are generally more limited than attached product. At this price point, rental income rarely drives the purchase, though it does offset carrying costs for owners who are here part of the year. Before you write, I confirm the association rules, minimum stay provisions, management requirements, and the actual performance history rather than the advertised rate.

Association reserves and exterior condition, in that order, before you evaluate the residence itself. This coast is bright, dry, and salty, and buildings age faster here than most mainland buyers expect, particularly on properties that sit empty for months. Read the reserve study, the recent minutes, and the current budget, and understand what the fee covers, which varies widely across these developments. Having worked this coast from the resort side before real estate, I know which associations have handled this well and which have not, and it shows up plainly in resale.

Send me your dates before you book anything. Mauna Kea inventory is limited and spread across ten developments at different elevations, so the difference between a good afternoon and a wasted one is entirely in the routing. I will pull what is actually available, get you the association documents in advance, and build a route that lets you compare positions on the slope rather than looking at three units that happen to be open.
