A private oceanfront club community at Kaupulehu on the North Kona coast, roughly fifteen minutes north of the airport and adjacent to Kua Bay. It is low-density by design, with a small number of residences spread across a large oceanfront property, which is the point. Members have a Tom Fazio championship course, a shorter par-three course built for late afternoon rounds, a beach club on the sand, and a level of staffing and privacy that is difficult to find anywhere in the state. Ownership at Kukio is as much about joining a club as it is about acquiring real estate.

They sit adjacent to each other and attract genuinely different buyers. Hualalai is anchored by the Four Seasons, so it offers resort infrastructure, hotel services, and the activities that come with a world-class property on-site. Kukio has no hotel. It is quieter, more residential, and more oriented toward members who want the community to themselves, with a family- and social-culture that regulars describe as its defining feature. Buyers usually decide on that distinction rather than on the houses, since both have exceptional inventory. Touring both in the same trip is the only reliable way to know which one fits.

This is the part that surprises buyers coming from the mainland. Purchasing real estate at Kukio is tied to club membership, which carries its own initiation contribution and annual dues, entirely separate from the price of the home. Those figures are substantial and are disclosed through the club rather than published. Membership categories, resale transfer rules, and what happens if you sell all matter to your long-term cost picture. Get the current membership documents and dues schedule in hand early and read them alongside the purchase, not after.

The real estate is one of several lines. Beyond the purchase price, plan for club initiation and annual dues, community association assessments, property taxes at the county’s applicable classification, insurance, and the cost of maintaining a home in a salt air environment, which is meaningfully higher here than most owners expect. Many Kukio owners are here part of the year and carry property management and landscape contracts accordingly. I will build the full annual carrying cost with you before you write an offer, because the purchase price alone tells you very little about what ownership looks like.

Generally not in the way vacation rental buyers mean. Club communities of this type restrict short-term rentals to protect the privacy and member experience people pay for, and Kukio’s governing documents and club rules govern what is permitted. If rental income is part of your thinking, this is the wrong community, and I will tell you that directly. Buyers here are acquiring a family property for personal use across generations, and the ones who are happiest bought it that way.

Slower and more social than the setting suggests. Mornings are for the water, since the shoreline here has real sand and a protected bay rather than the lava shelf that fronts much of this coast. Afternoons might be nine holes on the short course, a swim, or nothing at all. Kua Bay and Maniniowali are minutes away, Kailua-Kona is about twenty-five minutes south, and the Kohala Coast resorts are a short drive north. Families come back to the same weeks year after year, and their kids grow up together, which is genuinely the thing longtime members talk about most.
