Mainland buyers consistently underestimate membership. In several private communities, club membership is a distinct asset with its own cost, waiting list, and transfer rules. A property and a membership can trade together, separately, or not at all, and the difference is not small.

Governance is the second piece. These communities have real rules about what you can build, how you can rent, and who can use the amenities. Those rules are why the communities hold value, and they are also why a buyer with a specific plan sometimes finds the plan isn’t permitted.

I work Hualalai, Kukio, Kohanaiki, and Hokulia on the Kona side, and Mauna Lani, Mauna Kea, and Waikoloa Beach Resort on the Kohala Coast. Each has a different membership structure, governance model, and buyer. People often discuss them as one market, but they are not.

Hualalai and Kukio sit at the top of the island’s price range and have the most structured membership models. Kohanaiki is newer and emphasizes different amenities. Hokulia sits south of Kailua-Kona on larger parcels and feels completely different. On the Kohala Coast, Mauna Lani and Mauna Kea are resort-anchored with more varied inventory and more condominium product.
