Accessibility Statement

I want everyone to be able to use this site, including people who browse with screen readers, keyboard navigation, magnification, or other assistive technology. This page explains where things stand, what still needs work, and how to reach me if something gets in your way.

My Commitment

Housing information should be available to everyone. That is a matter of fair housing as much as it is a matter of good web design, and I take both seriously.

This is an ongoing effort rather than a finished project. As I add content and as the tools I rely on change, new issues appear. I would rather tell you plainly where the gaps are than claim a level of polish this site has not reached.

The Standard I Am Working Toward

I am working toward the Web Content Accessibility Guidelines (WCAG) 2.2 at Level AA. These are the guidelines most widely used to measure web accessibility, and they are what courts and regulators generally reference in the United States.

What I Have Done

• Built the site using semantic HTML so headings, lists, and landmarks are announced correctly by screen readers
• Structured every page with a logical heading order rather than headings chosen for visual size
• Written descriptive alternative text for photographs and graphics I control
• Checked that text and background colors meet Level AA contrast requirements
• Made the site fully responsive, so it works when zoomed or viewed on a small screen
• Labeled every form field, with errors identified in text rather than by color alone
• Kept the site navigable by keyboard, with a visible focus indicator
• Written link text that makes sense on its own rather than relying on “click here”
• Avoided auto-playing audio and flashing content

Known Limitations

These are the areas I am aware of and working on.

Property search and listing pages

The MLS property search is provided by a third-party service. I do not control its code, and some of its screens do not fully meet Level AA. Listing photographs come from the MLS with alternative text written by the listing agent, which is often missing or unhelpful. I cannot edit those descriptions.

Buyer’s and Seller’s Guides

My guides are published through page-turning flip-book services. That format is not readable by screen readers. If you would like the content of any guide, contact me and I will send it in an accessible format.

Maps

Interactive maps, including the custom Big Island area map, are difficult to convey without sight. Where a map is the primary way to reach content, I aim to provide the same information as text or links. Some maps do not yet have a text equivalent.

Video

Not all video on this site has captions or a transcript yet. I am adding them as I go, and newer video is captioned.

Documents

Some downloadable PDFs were produced before I began checking document accessibility and may not be fully tagged for screen readers.

Third-party embeds

Review carousels, social media feeds, mortgage calculators, and similar embedded tools are controlled by the companies that supply them, and their accessibility is outside my control.

No Accessibility Overlay

This site does not use an accessibility overlay, toolbar, or automated widget. Those products are widely reported by disabled users and accessibility professionals to interfere with the assistive technology people already use. I would rather fix the underlying code than add a layer on top of it.

That includes property searches run on your behalf, listing details and photograph descriptions read to you or sent in a format that works, guides and documents in an accessible format, market data and valuations delivered however you prefer, and anything else on the site.

There is no charge for this and no need to explain why you are asking.

Tell Me About a Problem

If you hit a barrier, I want to know. It helps to include the page address, what you were trying to do, and what happened, along with your browser and any assistive technology you were using. Any detail you can give helps, and a plain description is fine.

I aim to respond within two business days. If a fix will take longer, I will tell you where things stand and get you the information another way in the meantime.

Fair Housing

I comply with the Fair Housing Act, the Americans with Disabilities Act, and Hawaii Revised Statutes Chapter 515, all of which prohibit discrimination on the basis of disability in housing.

If you need an accommodation at a showing, an open house, or any point in a transaction, tell me and I will arrange it.

If you believe you have experienced housing discrimination, you may contact the Hawaii Civil Rights Commission or the U.S. Department of Housing and Urban Development at hud.gov/fairhousing or 1-800-669-9777.

How This Site Is Assessed

I evaluate accessibility using automated testing tools together with manual checks, including keyboard-only navigation and screen reader testing. Automated tools catch only a portion of real problems, so feedback from people actually using the site is the most valuable input I get.

I review this statement at least annually and update it when the site changes meaningfully.

Compass

This is my own website. Compass maintains separate accessibility practices for compass.com and its own platforms. This statement covers pennhenderson.com only.
