Common Questions About Keauhou Real Estate

Five miles south of Kailua Village down Alii Drive, and noticeably calmer the moment you arrive. Keauhou is a planned coastal community rather than a town, built around the bay, with a shopping center at its heart that includes a grocery store, post office, gas station, restaurants, a cinema, and galleries. There is weekly hula and cultural programming, an oceanfront resort at the bay, and 18-hole golf along the coastline. The shoreline here is rugged lava rather than sand, with the best snorkeling on this coast at Kahaluu just north. Most days you can handle your errands without driving to town, which is the practical appeal.

Both put you on the water with amenities nearby, and the difference lies in scale and price. The Kohala Coast resorts deliver gated security, beach clubs, championship golf, and established rental programs, generally starting near $800,000 for a condominium and climbing steeply from there. Keauhou offers a working community rather than a resort, with a grocery store and a post office you actually use, ocean access minutes from your door, and condominiums with a 2025 median price of $750,000. Kohala buyers are usually buying the resort experience. Keauhou buyers are usually buying a place to live, or to live in part of the year.

Keauhou Bay is one of the best places in the world to see manta rays, and the night snorkel and dive boats leave from right there. Kahaluu Bay is the snorkeling everyone recommends to first-timers, shallow and full of fish and turtles. Outrigger canoe paddling launches from the bay, kayaks and stand-up boards go out most mornings, and the diving and fishing off this stretch are excellent. Golf sits above the water with sweeping views. Kailua-Kona is a ten-minute drive up Alii Drive for everything else, including the Ironman course that runs right past you every October.

Because they serve different buyers. Keauhou single-family homes had a 2025 median price of around $2,300,000, largely in the upslope subdivisions with ocean views, real lots, and full-time residents. Condominiums had a $750,000 median price, concentrated in projects nearer the water, where the buyer is often a second-home owner or an investor and the unit is one of many similar units. It is effectively two markets sharing a name. When you tell me which one you are shopping, the search narrows immediately, and the diligence looks quite different in each.

Some projects do, and it is determined at the building level as much as by zoning. Portions of Keauhou sit in resort zoning where short-term use is permitted, and several of the condominium projects here have operated rentals for decades. Others prohibit it outright through their house rules regardless of what the county allows, and a few have tightened rules recently. Upslope residential subdivisions are generally not eligible. Before you make an offer, I confirm zoning, permit status, AOAO rules, current minimum stay requirements, and whether the project’s rental program is on-site or open to outside managers.

More than most visitors realize. The name comes from ke au hou, the new era. Kamehameha III was born at Keauhou Bay. The area holds several heiau, the Kuamoo Battlefield and Lekeleke Burial Grounds, where the old religious order ended in 1819, and the Keauhou Holua Slide, a National Historic Landmark and the largest surviving structure of its kind. Living here means living among all of it. Buyers who take the time to understand what is around them tend to feel differently about the place within a year, and I am glad to point you toward the sites worth seeing.

Well. I live nearby and worked at Keauhou Bay for over fifteen years with Fair Wind Cruises before real estate, so I know this shoreline from the water as well as from the road. I also served on Keauhou’s marketing committee and had a small hand in shaping how the community presents itself. That translates to practical knowledge: which projects hold value, how the bay behaves in different swells, which units get afternoon sun, and what the long-term plans for this area actually are.

Kainani, Above Keauhou Bay, a fee-simple condominium community of 120 townhome residences on roughly 25 acres above the bay. Floor plans run two to four bedrooms with attached garages and ocean views, and the amenity package includes two pools, spas, cabanas, pickleball courts, a fitness center, a clubhouse, and a gated entry. Phase 1 releases ten townhomes in mid-September, with pricing starting at $1,399,500, and access is granted through a priority list that fills in the order as applications are received. Contact me first, before you register on the project website or visit the sales office. New developments require your broker to be named at the time you register, and once you have gone in on your own, that door usually closes.
