At the southern edge of the North Kona district, upslope from Keauhou and sitting between Holualoa to the north and Kealakekua to the south. About 2,300 people live across roughly 30 square miles, at an elevation near 1,400 feet, which puts it squarely inside the Kona coffee belt. Kailua-Kona’s business district is a 15- to 20-minute drive down the hill. The area is rural and residential, with the highway running through it and small local businesses along the way rather than any real town center. Most buyers find Honalo while looking at Holualoa and discover the prices are different.

Very similar climate and terrain, meaningfully different price. Both sit in the coffee belt at comparable elevation with the same pattern of sunny mornings, cloudy afternoons, and evenings in the seventies. Holualoa has the village, the galleries, and the name recognition, and carried a 2025 median around $1,750,000. Honalo came in closer to $1,194,250 for the same general environment, with less polish and no village core. Buyers who want the artist-community atmosphere pay for Holualoa. Buyers who want acreage, cool evenings, and coffee-belt growing conditions at a lower entry point often find Honalo is the better trade once they have driven both.

Smaller vintage Hawaiian-style homes, larger acreage parcels, horse properties, tropical fruit farms, and Kona coffee farms. The character skews older and more agricultural than that of a typical subdivision, and condition varies widely, from carefully maintained to genuinely neglected. There is real opportunity here for buyers willing to take on a property with good bones, and real risk for buyers who only look at the view. Inspection matters more in Honalo than in newer construction, and I use inspectors who understand post-and-pier and older plumbing.

Often yes, with one significant caveat: foliage. The sloped topography means that a high percentage of Honalo parcels have genuine ocean-view potential. What limits them is vegetation, and Honalo grows large trees densely. A view corridor can close within a few years if it is not maintained, and a neighbor’s unmanaged growth can take your view without your consent. When I walk a property here, I assess what the view is now, what it would be with clearing, and what could realistically take it away. Listing photographs will not tell you any of that.

Water, wastewater, roads, and access. Verify county water service and meter status, particularly on land. Older properties frequently still have a cesspool, and Hawaii requires conversion by 2050, so build that cost in. Many parcels sit on private or shared roads, so read the maintenance agreement. If the property has coffee, fruit trees, or acreage under an agricultural dedication, understand what that means for your taxes and your obligations before you close. Electricity is expensive, and photovoltaics are common. I work through all of it with you before you write an offer.

Generally no. Honalo is residential and agricultural, well outside the resort-zoned corridor, so short-term rental would require a nonconforming use certificate with an unbroken renewal record, and few exist. If vacation rental income is central to your plan, your search should be focused on Kailua-Kona or Keauhou. If you are buying to live here, to keep a quiet second home, or to grow something, Honalo is worth a serious look.

People who want land, cool evenings, and real quiet, and who are comfortable driving fifteen or twenty minutes for groceries and dinner. Growers, makers, full-time relocations, and buyers priced out of Holualoa who want the same climate. It is a poor fit for anyone who wants walkability, ocean access at their door, or a low-maintenance property, because acreage in a wet growing climate needs constant attention. Tell me what you are picturing, and I will tell you honestly whether Honalo is it, or whether you are describing somewhere else on this hillside.
