What Homes in Kalaoa Are Like
Kalaoa runs from modest residential homes through to coffee farm estates and custom builds, across neighbourhoods housing roughly 12,000 people. Because nearly every property benefits from the sloping topography, ocean view opportunities here are unusually good for the price band.
The area extends from the ocean up to the lower slopes of Hualalai, taking in the upper Makalei and Kaloko areas. Other than Kohanaiki, you will not find residential property within a mile of the water here, which is exactly why the value sits where it does.
Why the Location Works
Kalaoa sits just north of Kailua-Kona and directly up the hill from the airport, which puts you ten minutes or less from the business district and inside easy reach of the Kohala Coast. Many essentials are right here, including Costco and Home Depot.
This was my first home on the Big Island. I lived here five years while working at Mauna Lani Resort up the coast, and the commute was a genuine advantage. Most of Kona’s best hiking trails are in upper Kalaoa, and several of my favourite beaches are minutes away: Kaloko Honokohau, Pine Trees, Kekaha, Makalawena, and Kua Bay.
What to Check Before You Offer
Water source and whether it is county or catchment, the septic system, agricultural zoning where it applies, and recorded access. On the upper parcels, confirm how far power runs and what it costs to extend, because the hillside gets rural faster than the drive time suggests.
Then the view line, which on a sloped lot depends on what the parcel below is allowed to build, and the lava zone, which drives insurance and financing. I confirm the zone parcel by parcel rather than by area.
