What Recent Sales Tell You in a Market This Small

Closed sales are the only hard evidence of value in a community this thin. Asking prices tell you what sellers hope for. Sold prices tell you what a buyer and a seller actually agreed on, after inspections, after negotiation, and with the full picture in front of both of them.

The catch is volume. Kohanaiki does not produce enough transactions in a year for a median to behave like a statistic. It is a reference point, not a trend line. One unusual property closing in either direction moves the number, which is exactly why I read the individual sales rather than the average.

What the Sale Price Does Not Include

In communities like this one, buying the property and joining the club are two separate transactions, with two different costs and two different approval processes. A recorded sale price generally reflects the real estate. It does not tell you what the membership cost, or whether one conveyed at all.

Dues and assessments sit outside it too. Both belong in your carrying-cost math from the start rather than arriving as a surprise after closing. Whether a membership conveys, what initiation runs, and how long any wait is all vary by community and all change over time, so I confirm the current position in writing before we tour.

How I Read Comparables Here

At Kohanaiki the spread between a townhome and a custom oceanfront build is wide enough that a median tells you very little on its own. Position relative to the shoreline and Pine Trees, proximity to the clubhouse, and whether you are buying finished or building all change the comparable set. Kohanaiki is an invitation-only private club community, and equity membership carries an initial contribution and annual dues on top of the purchase.

When we look at a specific property I bring the recent sales that genuinely compare, with the reasoning and the adjustments written down, plus the ones I am deliberately excluding and why. That is the work behind an offer that wins without overpaying.

The 2025 Reference Point

Median sales price for residential homes and villas at Kohanaiki in 2025 was $5,200,000. Real estate here spans home sites, custom single-family homes, and luxury townhomes, with pricing that has ranged from around $3 million to over $20 million.
