The whole development spans roughly 3,500 acres on the western slopes of Kohala Mountain, from about 120 feet to over 3,000 feet. Which band your lot sits in matters more than the acreage number, because elevation sets the climate, the wind, and the view.

Building at Elevation

Before you fall for a view, walk the buildable area. Slope determines site work cost, and on ranch land the difference between a gentle pad and a cut-and-fill job is significant money. Ask where the driveway would run and what it costs to get power and water to the building envelope.

Wind is the other one. Exposure varies a great deal across this hillside, and it affects how you orient a house, what you can plant, and whether an outdoor room is usable in the afternoon. Stand on the lot late in the day before you decide.

What to Confirm Before You Buy

Confirm the water source and who maintains it, the association dues and what they cover including roads, the CC and Rs on animals and agricultural use, any build timeline the community imposes, and the parcel’s lava zone. Those five answers change what a lot is worth to you.

Financing is separate. Land loans in Hawaii carry different down payment requirements and terms than mainland construction loans, from a narrower pool of lenders. Sort that out before you write, not after.
