What Homes in Kailua-Kona Are Like

Nearly every property type on this coast exists inside Kailua-Kona: oceanfront homes, residential subdivisions, private gated communities, luxury estates, and vacant land. The town stretches down Aliʻi Drive toward Keauhou, and up the hill toward Holualoa, so two homes with the same address can sit in completely different markets.

Roughly 16,000 people live here, and it serves as West Hawaii’s main business center, fifteen minutes south of Ellison Onizuka Kona International Airport. That combination of services, airport access, and inventory depth is why more of my buyers start their search here than anywhere else on the island.

Which Part of Town Suits You

Elevation is the decision most buyers do not realize they are making. Along the shoreline you get sun, ocean access, and the most vacation rental activity. A few hundred feet up, you trade some of that for cooler nights, more green, and quieter streets. Both are Kailua-Kona, and they live very differently.

The historic heart of town is Historic Kailua Village, the start of the scenic byway known as The Royal Footsteps Along the Kona Coast. That seven-mile stretch of Aliʻi Drive includes Mokuaikaua Church, the oldest Christian church in the state; Hulihee Palace; and Ahuena Heiau, built by King Kamehameha I. It is also the finish line of the IRONMAN™ World Championship, which is worth knowing before you buy a block off the course.

What to Check Before You Offer

Short-term rental eligibility first, if income is part of the plan, because Hawaii County has tightened its rules and not every property that looks like a rental is permitted to operate as one. Then I look at the roof age and any single-wall construction, the septic or sewer situation, and salt exposure on anything close to the water.

I check the current Hawaii County tax classification on every property and model what it becomes after closing. If the seller occupied the home and you will not, the rate roughly doubles. That is the single most common tax surprise for second-home buyers on this island.

Where Kailua-Kona Homes Come Up for Sale

Kailua-Kona homes along Aliʻi Drive above the shoreline and reef

Kailua-Kona homes tend to come up in a few distinct pockets, and I sort every search by them before I look at price. Along Aliʻi Drive you find oceanfront and ocean-view homes, including gated enclaves like Kona Bay Estates, where the association maintains the common grounds and the gate.

Farther up the hill, in upslope neighborhoods like Kona Highlands, homes sit in cooler air with more rain, bigger yards, and wide views back over the coastline. Many of these houses have been added onto over the decades, so I pull the permit history on every enclosed lanai, converted garage, and second unit before you commit.

If you are shopping from the mainland, I walk Kailua-Kona homes on video before you book a flight, and I point out what the camera misses: traffic noise from the main roads, afternoon vog, and how a lot drains after a heavy rain.
