What Homes at Hokuliʻa Are Like

Homes here generally run 3,500 to 6,000 square feet on lots of approximately one acre, and inventory is thin by design. At any given time there are usually a handful of finished homes available alongside custom home lots ready to build. This is not a market with depth, it is a market with timing.

The community covers 1,300 acres on the border of North and South Kona, including three miles of oceanfront, rising to over 700 feet. Because of the sloping topography nearly every property has an ocean view, which is unusual even on this coast.

What Makes It Different From the Kohala Coast

There are no hotels and no commercial areas inside Hokuliʻa. That is the distinction from the resort communities up north, where your neighbours include a Four Seasons or a Fairmont. Privacy here is structural rather than something the guardhouse provides.

The Club at Hokuliʻa carries the amenities: an 18-hole Jack Nicklaus signature course consistently ranked among the best in Hawaii, a fitness facility, lap and resort-style pools, tennis, spa, walking trails, a shoreline park, and an open-air pavilion with fine dining and sunset views.

The Club Is a Separate Decision

In communities like this one, buying the property and joining the club are two different transactions with two different costs and two different approval processes. Whether an existing membership conveys, what initiation runs, and how long any wait is all vary, and all of it changes over time.
