Ask for the current guidelines and any build timeline the community imposes before you buy the lot.

Then the site itself: where the buildable pad sits, what the slope does to site work cost, where utilities connect, and what the existing homes around you are likely to do to your view as they fill in. Homes here generally run 3,500 to 6,000 square feet, which tells you the scale to plan for.

The Club Is a Separate Decision

Buying the property and joining The Club at Hokuliʻa are two different transactions with two different costs and approval processes. Whether a membership conveys with the parcel, what initiation costs, and any wait all vary and all change over time, so treat it as its own diligence item.
