Common Questions About Kohanaiki Real Estate

A private oceanfront club community on roughly 450 acres just south of the airport, closer to Kailua-Kona than the other North Kona clubs. The shoreline here is the draw, and so is the history: this stretch holds some of the best surf breaks on the west side, and public shoreline access remains part of the property. Members have a Rees Jones championship course, a beach club on the water, and a clubhouse that has become the community’s real center, with a brewery, a golf simulator room, a bowling alley, a wine cave, and a comfort level that feels more like a private residence than a facility. The tone here is deliberately casual.

The three sit within fifteen minutes of each other and attract genuinely different buyers. Hualalai has the Four Seasons, so it offers resort service and activities. Kukio is the quietest and most family-traditional of the three, with a beach club culture built around members who return the same weeks every year. Kohanaiki is the youngest, the most relaxed in dress and tone, and the one most oriented toward the ocean itself, with surfing and fishing woven into daily life in a way the others do not match. It also sits closest to town. Most buyers who tour all three know within a day which one is theirs.

Real estate ownership at Kohanaiki is tied to club membership, which includes an initiation contribution and annual dues, all of which are separate from the purchase price. Those figures are disclosed through the club rather than published. What matters as much as the numbers is the structure: membership categories, what transfers on resale, what obligations continue after you sell, and how dues have moved over recent years. Request the current membership documents early and read them alongside the purchase contract. I go through them with clients line by line, because this is where the long-term cost of ownership actually lives.

Club initiation and annual dues, community association assessments, property taxes at the applicable county classification, insurance, and maintenance that runs higher than owners expect given the salt air and the standard the community holds. Most owners are here part of the year and carry property management and landscape contracts accordingly. Villa ownership adds an association fee. I will build out the full annual carrying costs with you before you write an offer, since the purchase price represents only a fraction of what ownership here actually looks like. Having represented a seller through a Kohanaiki villa transaction, I have those numbers from the inside rather than from a brochure.

Not in the way vacation rental buyers usually mean. Private club communities restrict short-term rentals to protect the member experience people are paying for, and Kohanaiki’s governing documents and club rules control what is permitted. If rental income is central to your thinking, this is the wrong community and I will say so directly rather than let you find out during escrow. Buyers here are acquiring a family property for personal use, and the owners who are happiest bought it that way from the start.

Barefoot. The clubhouse is the heart of it, and members drift through at all hours rather than treating it as a place you dress for. Mornings might be a surf session at one of the breaks fronting the property, or fishing, or the course. Afternoons run toward the beach club and the water. The proximity to Kailua-Kona matters more than people expect, since you are ten minutes from town, groceries, and the airport rather than committing to a full drive every time you need something. It reads less like a resort and more like a very well-run neighborhood that happens to sit on a spectacular piece of coastline.

Well enough to be useful. I know the property, the club, and the inventory, and I represented the sellers of a beautiful villa there through closing, which means I have seen how a Kohanaiki transaction actually works: how the club coordinates with escrow, what buyers ask, what the membership transfer requires, and where deals slow down. That is different from having toured it a few times. When you are evaluating a property here, I can tell you what it will take to own it and to sell it later.
