Where the Condos Are in Kailua-Kona

Most of the condo inventory in town runs along the Aliʻi Drive corridor between Historic Kailua Village and Keauhou, with more scattered above it. This is the deepest condo market in West Hawaii, which means you have genuine choice, and it also means the buildings vary enormously in age, upkeep, and what they allow you to do.

Oceanfront, ocean-view, and garden units in the same complex can sit far apart in price. So can two complexes on the same street. The building matters more than the neighborhood here, which is the opposite of how most mainland buyers shop.

Can You Rent It Short Term

Sometimes, and it is decided building by building rather than by area. Hawaii County zoning sets what is permitted, and the association rules sit on top of that. A complex that allows nightly rental can sit directly next door to one that does not, and neither fact is reliably visible in a listing.

If rental income is part of your plan, I verify the zoning, the association rules, and any existing permit before we write. I also want to see actual rental performance rather than a projection, because the two are frequently not the same number.

Fees, Reserves, and Whether It Will Finance

Read what the association fee actually covers, since on this coast it often includes water, sewer, common insurance, and exterior maintenance that would otherwise be yours. Then read the reserve study and the minutes, because a thin reserve on an oceanfront building is a future special assessment.

Financing is the other piece. Many West Hawaii resort condos are non-warrantable because of vacation rental activity, owner-occupancy ratios, or association financials, and mainland lenders often do not catch it until weeks into underwriting. A local lender knows the buildings before you write an offer.

How I Compare Kailua-Kona Condos

Aerial of an oceanfront condo complex on the lava coast, the kind of building I compare for Kailua-Kona condos

When I compare Kailua-Kona condos for a buyer, I line them up by building first, then unit. I look at the age of the structure, when the roof and plumbing were last replaced, the condition of the lanai railings, and how close the building sits to the surf line, since salt air works on everything near the water.

Then I look at how the complex is run. Some associations have a full-time resident manager, others are run by a volunteer board, and that difference shows up in the minutes, the reserves, and how quickly repairs actually happen.

For buyers shopping from the mainland, I tour Kailua-Kona condos on video, walk the grounds and parking, and send you the association documents before you commit, so you are choosing the building as much as the view.
